How it works
The payment is more than principal and interest.
The estimate uses a standard fixed-rate amortization formula for principal and interest. Property tax, insurance, HOA, and a simplified PMI estimate are shown separately so the total monthly housing cost is easier to read.
This is an estimate, not a loan offer. PMI is modeled as an annual rate on the original loan amount when the down payment is below 20%; actual loan rules, cancellation timing, FHA insurance, closing costs, maintenance, and prepaid escrow are not modeled.

Does this calculate affordability?
